Home To Sell
Your buyer needs to sell first. We list and sell their current home for 3% total instead of the usual 6%, but only when they purchase with you. We price it right and sell it quickly. They save thousands, and your contract loses the contingency.
Guaranteed Lease
Your buyer doesn’t want to sell, but they cannot carry two payments. Our management company leases their current home right away, so you can go under contract now. They receive upfront deposits and a signed lease agreement for their lender’s review. We handle the sublease after initial loan approval.
Investor Guarantee
For investor purchases, we guarantee the new home is leased and producing rental income on day one. The lease is guaranteed for the full 12 months, so your investor carries no vacancy risk. Full professional management included.
Homes for Heroes®
As an official Homes for Heroes affiliate, we give qualified heroes 0.7% of the purchase price back, paid as a check after closing. Because the reward arrives after closing, it does not count against IPC caps. It stacks on top of your builder credits even when those are maxed out. Follows all lender disclosure guidelines.
Commission Rebate
Once builder credits hit their cap, we offer additional support within lender limits to keep the deal moving forward. Subject to broker and lender approval.
